These local banks and organizations offer loan products for homeowners who want to build ADUs. The loan restrictions and conditions vary considerably among lending institutions. Please consider your needs carefully before taking a loan.

Cape Cod 5 offers a home equity loan and a mortgage program to support the creation of ADUs to help meet the needs of homeowners, while also addressing the demand for diverse local housing options.

First Citizens’ ADU Loan offers many financing options for different ADU scenarios, including purchasing a new home or refinancing an existing home and building an ADU, or using existing home equity to build an ADU.

The Cooperative Bank of Cape Cod has introduced a loan program designed to provide homeowners capital to create ADUs. The Coop offers Home Equity Lines & Loans and Mortgage Refinance options. The Coop has implemented flexible qualifying guidelines to allow the use of projected annual rental income towards your income. Credit, income and asset verification will be required. Homeowners must also provide evidence of Town issued Permit and copy of Builder plans and specs (Stick or Modular Builds allowed). For additional information, go to:

The Lower Cape Housing & ADU Resource Center and Seamen’s Bank have collaborated to create a loan program specifically designed to provide capital for creating new ADUs to homeowners. Cape Cod AquiFund provides financial assistance for septic system replacement, installation of advanced onsite wastewater treatment units, and sewer connections.

To assist those residents who need the most help in areas where sewers and advanced onsite technologies are being used to clean up Cape Cod’s waters, AquiFund offers an income-based tiered interest rate for new program applicants.

MASSHOUSING
SEPTIC SYSTEM
REPAIR LOAN

Low- or no-interest financing to help homeowners address a failing or non-compliant septic system.

​

  • Available to owners of 1- to 4-family homes and condominiums

  • Loan amounts from $1,000 (minimum) to $25,000

  • Loan term of 15 years

  • Interest rates range between 0% and 2.5%

​​

Income Limits

Borrowers must meet income eligibility requirements (up to $127,700 statewide) to qualify for a Septic System Repair Loan.

​

How to Apply

Septic System Repair Loans are originated by participating lenders. For more information or to apply, contact a participating lender.

Home Modification Loan Program

 

The Home Modification Loan Program (HMLP) is a Massachusetts state-funded loan program. HMLP provides 0% interest deferred payment loans to homeowners and landlords so they can modify or adapt their homes for a person(s), of any age, with a professionally documented limitation(s) or disability. This includes ADU projects that would allow for a family member(s) or a caregiver to live with the homeowner.
